An independent field journal on American single-family housing.
Shovel to Keys is a newsletter about the most consequential market in the country — covered like a stock chart, legislated like a hobby, and rarely treated with the seriousness it deserves. We're trying to fix the third part.
The Premise
Single-family housing in the United States is a $4.7 trillion industry, a public policy battlefield, and the single largest line item on most household balance sheets. It is also one of the most poorly served by mainstream financial coverage — too local for the macro press, too commercial for the policy press, too technical for the consumer press.
This newsletter sits in the gap. It is written for people who actually move dirt and write checks: builders, lenders, brokers, buyers, and sellers. It assumes you can read a chart, that you've seen a plat map, and that you don't need a primer on what a mortgage is.
The aim is plain-spoken analysis grounded in primary data — Census, HUD, BLS, county recorders — combined with the kind of texture you only get from talking to people who have a hammer or a pen on a Tuesday morning.
Words from the people we write for.
The only newsletter that talks about land cost, plat density, and underwriting in the same breath. It's how I'd write the morning memo if I had time.
Regional Production Builder · TexasI forward the Data Digs to my entire credit committee. They've cited Shovel to Keys in two policy notes this year.
Mortgage Lender · Top-25 OriginatorIt treats housing the way it deserves to be treated — as a serious industry, not a bumper-sticker fight. I've stopped reading other housing newsletters.
Land Use Attorney · CarolinasRecent & upcoming talks.

Free, weekly, and read by the people who actually build, lend, and close.
One long read every other week. A Data Dig the morning the Census drops.
