Single-family housing in the United States is a $4.7 trillion industry, a public policy battlefield, and the single largest line item on most household balance sheets.

The aim is plain-spoken analysis grounded in primary data — Census, HUD, BLS, county recorders.

Why "Shovel to Keys"

All housing starts with dirt. All housing ends with keys.

Every single-family home travels a remarkably consistent arc. It begins with a piece of land and a tool to break it. It ends, somewhere between eighteen and thirty months later, with a buyer holding a small ring of metal at a closing table.

What happens in between — the entitlements, the financing, the framing, the appraisals, the rate locks, the comp sheets — is what this newsletter is about. We follow the arc.
